Fractional interest computation and ownership visualization for mineral rights research

Problem

Determining who owns what in a mineral estate means tracing interest through generations of conveyances, deeds, wills, and probate splits that each divide ownership into ever-smaller fractions. Done by hand, the math is slow and error-prone, and the resulting ownership picture is hard to communicate to anyone who wasn't in the weeds with it.

Approach

The tool models heirship as a graph: each party is a node, each conveyance an edge that carries a fractional interest. Walking the graph computes every heir's net interest automatically, so the fractions always reconcile to the whole.

That same graph drives an interactive ownership visualization built on React Flow. The chain of ownership becomes something you can see and follow, rather than a column of hand-keyed fractions.

Outcome

Researchers move from raw conveyance records to a computed, visualized ownership tree, and export clean PDF and XLSX reports for downstream title and landwork. What was a manual, repetitive calculation became a repeatable, auditable workflow.
